I am a Real Estate Broker and Investor in Wilmington NC.  I work with many other real estate investors who buy fixer uppers and repair them.  After they are fixed up we list and sell them to owner-occupant individuals and/or families. 

We like to find outdated houses that need moderate cosmetic improvements.  The investors I work with pay a fair price given the repairs needed.  We use a team of professionals to do the improvements as if I were going to live there.  Our typical rehab includes interior paint, flooring, kitchen and bathroom updating, new light fixtures and electrical repair, plumbing repairs and updating if needed and general carpentry and cleaning.  The exterior improvements usually include a lot of cleaning, landscaping, roofing, flashing, pressure washing, painting, siding if needed and replacement windows if needed.

We try to use the same people whenever possible for the repairs.  We create relationships with the people on our team by setting expectations between us and each person.  We do the improvements quickly and properly but in a reasonable time for a reasonable price. 

I’ve served on the board of the Coastal Carolina Real Estate Investors Association for the past few years. I’ve learned a lot about investment real estate in this group since 2004.
